Xenax is a property consultancy company based in The Gambia and headed by Dunstina Sawyerr a qualified female Quantity Surveyor. Working in partnership with Architects; Engineers; Quantity Surveyors; Contractors and Product Suppliers, we provide construction solutions mainly to women so that you can have adequate knowledge of and budget for the challenge that you have decided to take on.
With our creative mindset, we will add the X-factor to your real estate investment or construction project to give you solutions that are unique to you and your situation. Therefore you should contact us as soon as you think about investing in real estate or building in The Gambia.
With our various construction partners; we are able to take your project from conception through to completion. Once a clear understanding of your brief and budget is established, our qualified Architects will create and provide drawings and if required, 3D photo realistic renderings to help you envisage what your completed building will look like once it is completed.
The full set of architectural designs from us will include electrical and plumbing layouts. Structural design and calculations will be procured separately. Following issuance of all the drawings, we can then prepare cost documents to provide you with an indicative budget or full Bills of Quantities.
To maintain standards for all involved; we are unable to take on your project if you do not have or cannot commission a full set of architectural drawings for it.
By working with BTK Consult (Nigeria), we can help you focus on what is important to you especially if you have concerns about completing your project within a taut budget.
We will discuss the concept layouts with you through out the process and work with the architect to design what works for you and your budget all the way to final drawings.
On your acceptance of the drawings, we will submit them to Physical Planning for approval. It is advisable that you submit these drawings as soon as possible so that you have the approval in hand before works commence.

A meticulously designed bathroom will take your project to a higher level. We enjoy creating bathroom layouts for our clients however we ask that you work on these spaces at the START of the design process if you want to create a wow factor within your property.
Once the bathrooms are built with drainage and waste pipes; windows and doors already in place, it would generally be too late to help you create an inspirational space that truly reflects your personal style.
“Kitchens sell houses” so let us help with your kitchen design and create one that works for you and your family.
Again work on these spaces at design stage to create a kitchen with the X-factor that you will enjoy using and possibly entertaining in.
Our trade partners are generally local professionals seeking to make a difference in the Gambia’s construction industry.
We work with main and sub contractors, door suppliers, plumbing, gas and electrical installers, painters / decorators, etc.
Your project will be managed and co-ordinated by working closely with our Architects, Construction Professionals, Contractors and Suppliers.
This will ensure that we achieve good quality on site and stick to project timings and costs that you have been told. We will provide you with monthly reports, site photos and relevant documents during the build process.
By being flexible and agile we are able to help you deal with The Gambia’s unique set of challenges and keep your project on track.
Until we start collaborating with you, we ourselves do not know the X-factor that we will add to your project. All our solutions are unique to you and your requirements. As we work mainly with women, we will help you to manage your finances so that you build what you can afford in stages.
We do think outside of the box so do get ready for interesting ways in which we solve your specific problems.
It is always easier and cheaper for you to engage our services from the start of your project because it is simpler to make changes to a drawing than on the ground when construction work is in progress.
